People sell their homes for many reasons and sometimes, it?s due to the end of a relationship.? Naturally, this can be a very stressful and emotional times for everyone involved.
When listing a house for sale under these circumstances, sellers may not realize that potential buyers may also be affected.
Buyers are always looking for the best value for their dollar.? If they perceive an opportunity, whether true or not, they may handle negotiations differently than they might otherwise.? Another way in which buyers can be affected is by the ?feeling? of the house.? Some homes are cheerful and feel happy while others almost scream out sadness.? Really, it?s true.
Sellers should be aware of these realities as they can affect their ability to sell a home for the best price in the shortest amount of time.? I feel a sense of responsibility to my seller clients to assist them in reducing the risk of ?low-ball? offers by advising them on some strategies to minimize the sense that there is a desperate need to sell.
I have seen many homes where it is painfully obvious that one party has moved out.? Half the furniture is gone, family photos have one party torn out or covered, only half the closet is full ? that type of thing.? A good home stager can work with these situations but if you are preparing your home for sale on your own, here are a few tips:Keep on top of clutter and that includes in the laundry room and basement areas too.? It?s obvious when a home is out of control and that often is because one person is trying to cope on their own.
- Neutralize the closet in the master bedroom ensuring it is full on both sides.? If the names on the listing involve two genders, then have two genders of clothing present.
- Same goes for the bathroom.? Perfume AND shaving cream are a good idea.
- Balance out remaining furniture if half has been removed.? Friends will often lend some furnishings for temporary use if needed.
- Try to keep the house cheerful.? Clutter control is one thing but little touches like good clean scents and fresh flowers on the table go a long way.? Keep the front area tidy, the bathrooms and kitchens clean, the beds made and continue to do all the other typical home staging functions one might expect.
It is a sad reality today that relationships do fail but that doesn?t mean people can?t make great decisions going forward.? Couples both have a vested interest in maximizing their return on the sale of property which helps to bring closure to a chapter of their lives so they can move on.
